Before the listing goes live

One note on roofs. Algae can grow back over time. A clean roof for photos and showings is a fair goal. Just don’t promise a buyer the streaks are gone for good.
The roof question on Indiana’s disclosure form
Indiana law says the seller’s disclosure form must cover the owner’s known condition of “The roof.” The seller has to sign it and hand it to the buyer before an offer is accepted, under IC 32-21-5-10. The form also tells both sides they “may wish to obtain professional advice or inspections of the property.”
A free exterior evaluation gives your seller a clearer look at the roof before they fill that form out. We go over the roof, siding and concrete, take photos, and explain what we see in plain words.
Talk with your seller first
The form asks about known condition. Once we point something out, your seller knows about it. Make sure they’re comfortable with that before we come out. If they’re unsure what to disclose, that’s a question for their attorney, not for us.

It’s a look at the exterior from people who clean, protect and restore roofs and concrete. It doesn’t stand in for the buyer’s own inspector, and we don’t write it up as if it did. We don’t weigh in on the asking price or an appraisal either.
If the roof needs a repair or a replacement, we say that plainly and point you to a roofer. We don’t do that work. You get a straight answer you can pass along.

Between tenants
Turnover is the easy time to wash. The unit is empty and the driveway is clear, so there’s nothing to work around. A wash of the siding, the walks and the entry gets the place ready for the next showing. Want the roof and concrete looked at while the unit is empty? Book the evaluation for the same window.

What to send us when you book
- The address, and whether the house is vacant or lived in.
- Your date: photos, first showing or move-in.
- How we get to the backyard, such as a gate code or a side gate.
- Who should get the photos.
You probably don’t need this if…
- The exterior is already clean and the roof shows no streaks. Spend the time on staging.
- The roof needs repairs before closing. That’s a roofer’s job.
- You need a formal report for the buyer. That’s for an inspector.
- You need an opinion of value. That’s your appraiser.

Common questions
Does your evaluation replace the buyer’s inspection?
No. Our free exterior evaluation looks at the roof, siding and concrete from a cleaning, protection and restoration point of view. It isn’t a substitute for the buyer’s own inspector, and we don’t present it as one. What it gives your seller is a clear, photo-backed picture of the outside before the disclosure form gets filled out.
Who gets the photos?
Whoever books the evaluation. Share them with your client, the other agent or the owner, however you like. We take them so everyone is looking at the same roof, instead of arguing over a description of it.
Do you work on listings outside Evansville?
Yes. We cover Evansville, Newburgh, Boonville, Haubstadt, Mount Vernon and Princeton from our base at 2821 Broadway Ave. If a listing is just outside those towns, call or text and ask. Give us the address and your photo date.
