How do I know if my roof needs treatment, repair or replacement?

Maybe a roofer left you a replacement quote. Maybe you just don’t like how the roof looks from the street. Either way, the answer starts with a close look.

Start with a close look at the roof, not a quote. At a free exterior evaluation we check for visible aging, damage, granule loss, staining and flashing problems, then explain your options in plain words.

Each of those signs points a different way. Here’s roughly how they sort out.

Signs that point to each option

A treatment may fit

  • Shingles look faded, dry or stiff but still sit flat.
  • Granule wear is light and even. InterNACHI says granule loss that’s uniform across the roof “is usually a result of normal weathering.”
  • Dark streaks, which are often algae, not damage.

A repair is likely

  • A few shingles missing or lifted in one spot.
  • Flashing loose around a chimney, vent or skylight.
  • One ceiling stain you can trace to one area of the roof.

Replacement may be next

  • Leaks in several places, or leaks that keep coming back after repairs.
  • Soft or sagging sections of the deck.
  • Curling, cracking or bald patches over most of the roof.

What we do with the answer

We clean and treat roofs. We don’t repair or replace them. If yours needs a repair or a new roof, we’ll say so plainly and point you to a roofer. You won’t get a treatment pitch on a roof that’s past it.

If a treatment is on the table, we check your shingle maker’s guidance first, plus your HOA rules if you’re in one. Then we tell you what we’d do and why.
